HOUSE COMPLETION

For ready for occupancy (RFO) house units, house completion is usually from 0 to 3 months or 4 to 7 months (others 6 to 9 months).  For those who avail their house units through cash, it is usually 0 to 4 months.  This will give you ample time to accomplish the necessary requirements, final house finishing by the developer as the house unit is already constructed and inspection of the house unit before you move in and payment of down payment for those who avail the house unit through a housing loan.  RFO house units are usually limited (only 1 to 5, rare 6 to 10 house units are available in most completed subdivisions where almost all house units are sold out) and the installment down payment term is also shorter (usually 3 months to 6 months, rare up to 9 months).

For our pre-selling house units, completion is from 9 to 12 months, 12 to 15 months, 15 to 18 months or 18 to 21 months.  For those who avail their house units through cash payments, it is usually 9 to 12 months.  This will give you time to accomplish the necessary documentation requirements, construction and house finishing of the house unit by the developer, inspection of the house unit prior to move in; and more time to pay for the down payment for those who avail their house unit through a housing loan so that it will not to be simultaneously paid with their monthly loan amortization.

Choose one that is most convenient for you based on your plans of move in and budget.  Most overseas buyers choose house units with 12 to 15 months completion especially those who have 2 years renewable contract; just in time when they come home, the house unit is ready for move in.  Others choose 18 to 21 months if their stay overseas is longer.  The choice depends mainly on the buyer.  We are only here to assist or help, give suggestions or options.


MOVE-IN

For house units obtained through  in-house financing:

a. A buyer will be allowed to move in if down payment is fully paid, post dated checks for monthly amortization have been issued and all documentation requirements are complied with.
b. Buyer should secure the Authority/Clearance to Inspect after 60 days upon the receipt of Notice of Completion (NOC); otherwise, the unit will be deemed accepted. Anything that the buyer wants to be fixed within this period (60 days) will be done by the developer at no cost but beyond this period, anything that the buyer wants to be fixed will be at his/her expense.  So, it is important to check the unit within the prescribed period in order not to incur additional expenses.
c. Buyer must secure Authority to Move In from the Head Office upon the receipt of Certificate of House Acceptance from the site.
d. Unit is considered 100% complete once accepted by the buyer.
e. Early Move-in: Unit is ready to be occupied; monthly amortization will start 30 days from the date of Clearance of Inspection (CFI).

For house units obtained through Pag-Ibig Financing: The buyer will move in if there is a take out order from Pag-Ibig (No take out, no move in policy).


For house units obtained through Bank Financing: The buyer can move in once there is a take out notice from the bank.

II. EASY INSTALLMENT PLAN
A. In-house financing: Usually 5 or 10 years to pay. No credit background check is required.

We will let our buyers visit our site to see the house unit they are interested to buy. The following are provided in our site: House specifications such as house finishes, features, location, model house unit interior, floor plan, pictures; financing options, sample computation, etc. The buyer can ask question for more info through email, text messages, YM or call.

If the buyer choose a house unit in a subdivision, we will schedule for a FREE tripping to see the actual house unit and its location.  The buyer can ask questions and other details during the tripping.

If the buyer choose a house and lot unit and decided to buy, we provide the actual computation and requirements.  Payment of the house unit depends on the buyer.  It can be in cash or through housing loan via in-house, Pag-Ibig or bank financing whichever is convenient or affordable to the buyer. The buyer should choose the payment option that is within his/her budget or financial paying capacity.

A buyer's registration sheet is filled out. The buyer can reserve the house unit by paying the reservation fee.  The purpose of this is to hold the house and lot unit under the buyer’s name so that it will not be availed by other buyers, who are also interested in the unit, since it is a FIRST COME, FIRST SERVE BASIS, whoever is the first one to reserve that unit, no one will acquire it.  Holding of the house unit is limited only, usually up to 24 hours.  If the buyer will not reserve within the specified period, it means that the house unit is open for other buyers to see.  Most buyers reserve the unit chosen on the same day after the tripping.

Reservation fee payment is only done at the developer's office or satellite office (within the subdivision) which is opened daily (Monday to Sunday).  The buyer will be assisted to transact and fill out the necessary papers.  Sales associates are not authorized to collect any kind of payment and all transactions especially payments are made in our developer's office or satellite office. Please be careful with real estate agents or brokers who provide a bank account number for you to deposit any amount for reservation fee or whatever fee they are asking you.

Our buyer will be given proper documents as proof of payments.  The buyer is also given instructions, briefings or counseling on some issues related to his/her house and lot unit.

Once the house unit is reserved, the buyer (and/or representative for overseas residents) will start to accomplish the given requirements.  If the requirements are completed within the given duration, they will be submitted for processing.  Incomplete documents will delay the processing of your house and lot unit.
